Accommodation

On the west side of the main courtyard, West Cottage has a spacious open plan lounge / kitchen / diner overlooking the rural surroundings. The two ensuite double/twin bedrooms are located at either end of the cottage. The single storey, semi-detached, former barn has vaulted ceilings and underfloor heating throughout, served by a ground source heat pump. The barn was tastefully converted in 2022, combining traditional features with 21st century comforts.

Outdoors

The private courtyard garden is accessed from the back door of the cottage via either steps or a ramp. There is also level access via a field gate from the private drive. The mainly gravel courtyard includes paved patio seating area with table and chairs, private hot tub, loungers and BBQ. Being west facing the courtyard catches the sun from mid/late morning until sunset (which is best observed from the hot tub!). There is also unrestricted access to the owners gardens and orchard however parents are advised that the grounds include steep rockeries, stream, pond, remains of a waterwheel and bee hive.

Dedicated parking for 2 cars is located in the main courtyard directly opposite West Cottage’s front door. Additional parking is also available within the courtyard.  Newly installed for 2024 is a 22kW fast EV charger (metered to establish additional payments based on usage).

Access to the indoor swimming pool (for private use of West Cottage guests only) is just a few yards away across the main courtyard. The heated pool includes resistance jets for swimming exercise and a jacuzzi. New for 2024 is a small changing room complete with toilet.  The pool is generally available from 9am to 5pm every day and other times by agreement.

Booking Information

If you have a general enquiry or any questions please use our contact form or alternatively email us on stay@waterwynchmill.co.uk. If you would like to make a booking please use our booking form. Our aim is to respond within 24 hours.

Length of stay and changeover days

In low season a minimum booking of 3 nights starting on any day. At all other times a minimum booking of 7 nights with the changeover day being a Friday. If this doesn’t suit you then we will do our best to accommodate you – just ask. Generally, check in is not before 3pm on the arrival day and checkout is by 10am on the departure day however, where we do not have back-to-back bookings, we can be more flexible with these times.

Payments

A non-refundable deposit of £150 per week (or part thereof) is required at the time of booking to secure your cottage rental. The balance is due no later than 8 weeks before the start of the rental period. If booking within 8 weeks of the requested date then full payment will be required at the time of booking. Our preferred means of payment is by bank (BACS) transfer and bank details will be provided when we confirm arrangements for the booking.

Damage/security deposit

We do not require a deposit but kindly ask that guests treat our property with the same respect as their own. We request that guests report any damage or breakages before departure so that we can carry out repairs and/or provide replacements for the full enjoyment of subsequent guests. Significant damage/breakages will require settlement on a case by case basis prior to departure please.

Cancellation

Should we have to cancel your booking we will refund your full payment including deposit. Where you cancel your booking within 8 weeks of your arrival date we will refund part of your payments depending upon how soon you tell us of your cancellation. All refunds will be made via bank transfer.
